This Market Update is written by our Capital Market specialists each week to bring you insight into what's happening in the market and how it may affect mortgage rates and real estate trends.

Rates are provided by HousingWire in conjunction with Polly. Rates are updated in real-time. While other mortgage rates sites show rates being quoted to borrowers with top credit profiles, the HousingWire Mortgage Rates Center shows actual locked rates with borrowers of all credit profiles. Rates are inclusive of locks that occur below par, at par and therefore consider discounts, points, and rebates. Rates are based on a scenario with a 780 Credit Score, <60% LTV, Purchase transaction. As of 09/25/2025 – @12:00 PM EST.

A table titled “A Quick Look Back” summarizes key U.S. economic data from September 19 to September 25, 2025. On September 23, the S&P Global US Services PMI was 53.9 (forecast 54.0, previous 54.5). The commentary notes this was broadly in line with expectations and marked the softest pace of expansion since June, based on a flash estimate. On September 24, New Home Sales (August) registered 0.8 million (forecast 0.65 million, previous 0.652 million). The commentary states sales surged 20.5% to the highest level since January 2022, attributed to incentives and falling mortgage rates in late August, with a median sales price of $413,500 and inventory tightening to 7.4 months’ supply. On September 25, initial Jobless Claims for the week ended September 20 were 218,000 (forecast 235,000, previous 231,000). The commentary notes claims fell by 14,000 to the lowest level since mid-July; the four-week moving average declined to 237,500, down 2,750 from the prior week. Also on September 25, Q2 GDP was 3.8% (forecast 3.3%, previous −0.5%). The commentary indicates the upward revision was driven by stronger consumer spending and a greater-than-expected decrease in imports, following a first-quarter contraction.

Market Commentary:

Interest rates for the week remained flat. An important piece of context to the discussion surrounding high mortgage rates is that today’s rates in the ballpark of 7% feel high because of the recent memory of rates in the range of 2% to 3%. Those rates were possible as the federal government took virtually unprecedented action trying to prevent recession as the country battled a global pandemic.

However, under more typical economic conditions, experts agree we’re unlikely to see such dramatically low interest rates again. And, historically, rates in the vicinity of 7% are not abnormally high.

Consider this St. Louis Fed (FRED) chart tracking Freddie Mac data on the 30-year, fixed-rate mortgage average. From the 1970s through the 1990s, such rates were more or less the norm, with a massive spike in the early 1980s. In fact, September, October, and November of 1981 all saw mortgage interest rates above 18%.

Declining Demand  

Between2010 and 2019, net household formation averaged 1.1 million/year. In 2020, it shrank by 128,000, but in 2021 and 2022 it rose to 1.48 million and 1.27 million, respectively, and that growth was what primarily drove up home prices and rents. In 2023 and 2024 net formations averaged just 507,000/year.
